A listing agent acts as the representative of the seller and has the legal obligation to work on behalf of the seller to determine the best possible price and seller terms. Their primary job is to help set the listing price, market the property to maximize exposure, disclose conditions to all parties, and advise the seller during the negotiation or closing.
A selling agent’s role is to help buyers find their dream home. They negotiate on the buyer’s behalf and protect the buyer’s interest throughout the transaction.
Each agent has a duty toward their buyer or seller and typically splits the commissions paid by the seller equally.
